How We Disinfect Dubai Properties
Ayaad uses two application methods for disinfection depending on the property type and the purpose of the treatment. Electrostatic spray charges disinfectant droplets so they wrap around and cling to all surfaces — including curved and undersurface areas that conventional spraying misses — giving 99.9%+ pathogen kill rates on hard surfaces. This is the preferred method for kitchens, food preparation areas, and high-touch surfaces such as door handles, switches and equipment controls.
ULV fogging creates an ultra-fine mist that fills the room air volume, disinfecting both surfaces and airborne particles. It is used for larger spaces, HVAC-connected areas, and situations requiring rapid full-room sanitization. Fogging requires the property to be vacated for 1–2 hours.
All Ayaad disinfectants are WHO-approved, broad-spectrum biocides effective against bacteria, viruses (including enveloped viruses), fungi and mould spores. Products are food-safe rated for use in kitchen and food handling environments. A disinfection certificate documenting products, dilution rates and treated areas is provided after every commercial treatment.

Professional disinfection is recommended after any confirmed illness in a household or workplace, after pest control treatment (pests contaminate surfaces with pathogens and droppings), on moving into a new property, before and after Ramadan and Eid gatherings, and for any food business as part of routine HACCP compliance.
In Dubai's hot and humid summer months, moisture in HVAC systems and bathrooms creates ideal conditions for mould and bacteria growth. Pest control targets living organisms — insects, rodents and other pests — using insecticides, traps and exclusion methods. Disinfection targets pathogens — bacteria, viruses, fungi and mould spores — using biocidal chemicals on surfaces and in the air. Disinfection does not kill insects or pests.
